How We Calculate

Our vinyl siding cost calculator estimates total project cost based on exterior wall area, siding grade, number of stories, and trim/soffit options. Total cost = (material + labor + trim) + 10% waste.

How the math works: Material cost = area × grade cost per sq ft. Labor cost = area × $2–$4/sq ft × stories multiplier (1.0 for 1-story, 1.10 for 2-story, 1.20 for 3-story). Trim & soffit adds $2–$4/sq ft when included. A 10% waste factor is applied to the subtotal for cuts, corners, and defects. Siding squares = area ÷ 100.

Siding Grade Comparison

Builder Grade ($3–$5/sq ft) is the thinnest at 0.040”, suitable for budget projects and rentals. Standard ($4–$7/sq ft) at 0.042–0.044” is the most popular choice with good color retention. Premium ($6–$10/sq ft) at 0.046”+ features deep wood-grain textures and lifetime warranties. Insulated ($7–$12/sq ft) includes foam backing for R-2 to R-5 insulation value.

Labor Cost Factors

Base labor is $2–$4 per sq ft for 1-story homes. Two-story homes add 10% for ladder work and scaffolding. Three-story homes add 20% for boom lift rental and additional safety requirements. Complex homes with many windows, dormers, or gables cost more due to extra cutting and J-channel installation.

Trim & Soffit

Trim and soffit add $2–$4/sq ft. This includes aluminum or vinyl J-channel, corner posts, starter strips, soffit panels, and fascia wraps. Soffit with ventilation holes is critical for proper attic airflow. Matching trim gives a finished, professional appearance.

Additional Costs Not Included

Our estimates cover new siding installation. Additional costs may include: old siding removal ($1–$3/sq ft), housewrap/moisture barrier ($0.50–$1/sq ft), sheathing repair ($2–$5/sq ft if needed), window/door trim upgrade ($100–$300 per opening), and permit fees ($100–$500 in some jurisdictions).

Data Sources

Pricing data is compiled from HomeAdvisor, Angi, HomeGuide, Fixr, CertainTeed, and verified siding contractor estimates across multiple US regions (February 2026). Costs vary by region, brand, and local labor rates.

Frequently Asked Questions

How much does vinyl siding cost? +

Vinyl siding costs $5–$12 per square foot installed, depending on grade. Builder-grade vinyl runs $3–$5/sq ft for materials, standard $4–$7, premium $6–$10, and insulated $7–$12. Add $2–$4/sq ft for labor. A typical 2,000 sq ft home costs $11,000–$24,200 with standard siding, trim, and 10% waste.

How long does vinyl siding last? +

Quality vinyl siding lasts 20–40 years. Builder-grade vinyl may need replacement in 15–20 years due to thinner panels that fade and warp sooner. Standard and premium grades last 25–40 years with minimal maintenance. Insulated vinyl can last 30–40+ years and offers better impact resistance. Regular cleaning extends lifespan.

Is insulated vinyl siding worth the extra cost? +

Insulated vinyl siding adds $1–$5/sq ft over standard vinyl but provides R-2 to R-5 insulation, reducing energy costs by 10–20%. It also eliminates the hollow sound when knocked, reduces outside noise, and resists impact damage better than non-insulated panels. The energy savings typically pay back the premium in 5–8 years.

How many squares of siding do I need? +

Siding is measured in 'squares' — one square equals 100 square feet. Measure the total exterior wall area (height x width for each wall), subtract window and door openings, and divide by 100. Add 10% for waste and cuts. A 2,000 sq ft exterior needs approximately 22 squares (20 squares + 10% waste).

Can I install vinyl siding myself? +

Vinyl siding is one of the more DIY-friendly exterior materials. The panels snap together and nail to sheathing. However, proper installation requires starter strips, J-channel around windows/doors, corner posts, and correct nailing technique (leave 1/32" gap for expansion). Improper installation voids warranties and can cause moisture damage. Labor is only $2–$4/sq ft, so professional installation is often worth the investment.

What is the difference between siding grades? +

Builder grade (0.040" thick) is the thinnest and cheapest, suitable for rentals or budget projects. Standard (0.042–0.044") offers good value with better color retention. Premium (0.046"+) features deeper wood-grain textures, richer colors, and lifetime fade warranties. Insulated vinyl has a foam backing for energy efficiency and impact resistance.

Does vinyl siding increase home value? +

Yes. Vinyl siding replacement recoups 68–74% of its cost at resale according to Remodeling Magazine's Cost vs. Value Report. A $15,000 vinyl siding project adds roughly $10,000–$11,000 to home value. It also improves curb appeal, which helps homes sell faster. Premium and insulated grades may return even more.

How much does it cost to side a 2,000 sq ft house? +

A 2,000 sq ft house with standard vinyl siding costs $11,000–$24,200 installed (materials + labor + trim + 10% waste). Builder grade costs $7,700–$14,300. Premium grade runs $15,400–$30,800. Insulated vinyl costs $17,600–$35,200. These estimates include labor at $2–$4/sq ft. Add $4,000–$8,000 if you include trim and soffit.
