How We Calculate

Our roof cost calculator estimates project costs based on home size, roof pitch, and roofing material. Home square footage is converted to estimated roof area using a pitch multiplier, then material and labor costs are calculated per square foot of roof.

How the math works: Roof area = home sq ft × pitch multiplier. Material cost = roof area × material price per sq ft. Labor cost = roof area × labor rate per sq ft. Total = material + labor. Pitch multipliers: low (2-4/12) is 1.05×, medium (5-7/12) is 1.15×, steep (8-10/12) is 1.30×, very steep (11-12/12) is 1.45×.

Roofing Material Comparison

3-Tab Asphalt Shingles ($1.50–$3.00/sq ft material, $2.00–$4.00/sq ft labor) are the most budget-friendly. Flat, uniform appearance. 15–20 year lifespan. Good for cost-conscious projects.

Architectural Shingles ($2.00–$4.00/sq ft material, $2.50–$5.00/sq ft labor) are the most popular choice. Dimensional look, better wind resistance. 25–30 year lifespan. Best value for most homes.

Metal Standing Seam ($4.00–$8.00/sq ft material, $4.00–$8.00/sq ft labor) offers exceptional longevity and energy savings. 40–70 year lifespan. Lightweight, fire-resistant, and reflects heat.

Clay / Concrete Tile ($4.00–$10.00/sq ft material, $5.00–$10.00/sq ft labor) is premium and fire-resistant. 50–100+ year lifespan. Very heavy — requires structural verification.

Slate ($8.00–$16.00/sq ft material, $7.00–$14.00/sq ft labor) is the most premium natural stone roofing. 75–200 year lifespan. Requires specialized installation.

Roof Pitch & Area

Roof pitch significantly affects total area and cost. A low-pitch roof adds just 5% to home footprint, while a very steep pitch adds 45%. Steeper roofs also require additional safety equipment and take longer to install.

Frequently Asked Questions

How much does a new roof cost by home size? +

Roof cost depends on home size and pitch. A 1,500 sq ft home with architectural shingles at medium pitch costs $7,763–$15,525. Costs scale roughly linearly — a 2,000 sq ft home costs $10,350–$20,700 with the same material and pitch.

How do I estimate my roof area from home size? +

Multiply your home's footprint (sq ft) by a pitch factor: low pitch (2-4/12) × 1.05, medium (5-7/12) × 1.15, steep (8-10/12) × 1.30, very steep (11-12/12) × 1.45. A 2,000 sq ft home with medium pitch has roughly 2,300 sq ft of roof area.

What is the average cost to replace a roof in 2026? +

The average roof replacement costs $8,000–$15,000 for a typical 1,500–2,000 sq ft home with architectural shingles. Metal roofing runs $12,000–$32,000 for the same size. Prices have increased 15–20% since 2022 due to material costs.

Does roof pitch affect cost? +

Yes, significantly. Steeper roofs have more surface area (up to 45% more than the home footprint) and require additional safety equipment and labor time. A steep-pitch roof costs 15–30% more than a low-pitch roof of the same footprint.

What is the cheapest roofing material? +

3-tab asphalt shingles at $3.50–$7/sq ft are the cheapest. A 1,500 sq ft home (low pitch) costs $5,513–$11,025 with 3-tab shingles. Architectural shingles cost 20–30% more but last 10+ years longer.

How long does each roofing material last? +

3-tab asphalt: 15–20 years. Architectural shingles: 25–30 years. Metal standing seam: 40–70 years. Clay/concrete tile: 50–100+ years. Slate: 75–200 years. Higher-cost materials have significantly longer lifespans.

Is a metal roof worth the extra cost? +

Metal roofing costs 2–3× more than asphalt but lasts 2–3× longer (40–70 vs 15–30 years). It reduces cooling costs 10–25%, may qualify for insurance discounts, and has near-zero maintenance. Over a 50-year period, metal often costs less than two asphalt roof replacements.
