Tip: Get at least 3 quotes from licensed roofing contractors. Roof replacement prices vary significantly by region, season, and roof complexity. Ask about manufacturer warranties and workmanship guarantees.

Architectural Shingles: Most popular choice for roof replacement. Dimensional appearance with 110–130 mph wind rating. Lifespan: 25–30 years. Best value for most homeowners.

Tear-Off: Removing existing roofing adds 15% to labor for demolition, disposal, and potential decking repairs. Most contractors recommend full tear-off for best results and warranty coverage.

Disclaimer: Estimates are for budgeting purposes only. Actual costs vary by location, contractor, material availability, and project complexity. Always get professional quotes for exact pricing.

How We Calculate

Our roof replacement calculator estimates project costs based on roof area (in roofing squares), roofing material, and project scope. Material and labor costs are calculated per roofing square (100 sq ft), with labor adjusted by a scope multiplier.

How the math works: Material cost = squares × material price per square. Labor cost = squares × labor rate per square × scope multiplier. Total = material + labor. The scope multiplier adjusts labor: overlay is 1.0×, tear-off (1 layer) adds 15% (1.15×), and tear-off (2 layers) adds 30% (1.3×) for extra demolition and disposal.

Roofing Material Comparison

3-Tab Asphalt Shingles ($150–$300/square material, $200–$400/square labor) are the most affordable. Flat, uniform appearance. Lifespan: 15–20 years. Best for budget replacement projects.

Architectural Shingles ($200–$400/square material, $250–$500/square labor) are the most popular choice. Dimensional appearance with better wind resistance (110–130 mph). Lifespan: 25–30 years. Best value for most homeowners.

Metal (Standing Seam) ($400–$800/square material, $400–$800/square labor) offers exceptional durability and energy efficiency. Reflects heat to reduce cooling costs 10–25%. Lifespan: 40–70 years.

Clay / Concrete Tile ($400–$1,000/square material, $500–$1,000/square labor) provides premium aesthetics and fire resistance. Very heavy — requires structural verification. Lifespan: 50–100+ years.

Slate ($800–$1,600/square material, $700–$1,400/square labor) is the most premium and longest-lasting roofing. Natural stone beauty. Requires specialized craftsmen. Lifespan: 75–200 years.

Additional Cost Factors

Our estimates cover roofing material and installation labor. Not included: underlayment ($0.15–$0.75/sq ft), flashing and drip edge ($1–$5/LF), ridge vents ($2–$5/LF), plywood decking replacement ($2–$4/sq ft where needed), old roofing disposal ($1–$2/sq ft), permit fees ($100–$500), and chimney or skylight flashing ($200–$500 each).

Frequently Asked Questions

How much does it cost to replace a roof? +

Roof replacement costs $350–$3,000 per roofing square (100 sq ft) installed, depending on material. 3-Tab asphalt shingles are $350–$700/square, architectural shingles $450–$900/square, metal $800–$1,600/square, tile $900–$2,000/square, and slate $1,500–$3,000/square. A typical 20-square (2,000 sq ft) roof costs $9,000–$18,000 with architectural shingles.

How long does a roof replacement take? +

Most residential roof replacements take 1–3 days. Simple asphalt shingle overlay on a small roof can finish in one day. Tear-off and replacement of a medium roof takes 2–3 days. Complex roofs with multiple layers, dormers, or premium materials like slate may take 5–7 days or more.

Should I overlay or tear off my existing roof? +

Tear-off is recommended in most cases. It allows inspection of the roof deck for rot or damage, provides a clean surface for new materials, and is required by most manufacturer warranties. Overlay saves 15–30% but hides problems, adds weight, may void warranties, and limits future options. Building codes prohibit more than two layers of shingles.

What is a roofing square? +

A roofing square equals 100 square feet. Roofers measure and price in squares. A 2,000 sq ft roof is 20 squares. To calculate squares, divide your roof area in square feet by 100. Roof area is typically 1.2–1.5× the home's footprint due to pitch and overhangs.

What is the best roofing material for replacement? +

Architectural asphalt shingles offer the best value for most homeowners at $450–$900/square with 25–30 year warranties. Metal roofing ($800–$1,600/square) is best for longevity (40–70 years) and energy savings. Choose based on budget, aesthetic preferences, climate, and how long you plan to stay in the home.

Does a new roof increase home value? +

Yes, a new roof recovers 60–70% of its cost at resale per Remodeling Magazine's Cost vs. Value report. It also improves curb appeal, passes home inspections without issue, and may reduce insurance premiums by 10–20%. Buyers often negotiate price reductions for homes needing a new roof.

What additional costs should I expect beyond the estimate? +

Common additional costs include: underlayment ($0.15–$0.75/sq ft), flashing and drip edge ($1–$5/LF), ridge vents ($2–$5/LF), plywood decking replacement ($2–$4/sq ft where needed), dumpster and disposal ($300–$500), permit fees ($100–$500), and chimney or skylight flashing ($200–$500 each). Budget 10–15% above the base estimate.
